Kitchen & Bathroom Remodeling Job in Layton, UT

Abby Olmsted • Jun 06, 2023

Owning a rental property can be a great way to earn extra income, but it can also open up a world of headaches. Unfortunately, landlords must put a lot of trust in their tenants to take care of the property. In some cases, this doesn’t always work out. Homeowners can be left to deal with a mess if the tenants are neglectful.

Not only can this cost the landlord money, but it can also cause them to delay finding another tenant. If the landlord chooses to DIY the job, they may find that it takes even longer to restore the property back to its pre-loss condition.

Fortunately, property owners don’t have to deal with the damage on their own. At Swift Restoration and Remodeling, we are experts in this field. In fact, this case study highlights a recent project where our team of skilled contractors completed a
kitchen and bathroom remodeling project for a damaged rental property. Keep reading to see how we were able to restore it.

The Problem Presented to Swift Restoration and Remodeling

A homeowner had been renting out her home to a tenant with cats. Unfortunately, the tenant had too many cats for the space, and they neglected to take care of the property. The result was that the kitchen and bathroom areas were incredibly filthy and damaged beyond a simple cleanup. Not to mention, the flooring had been ruined by the pets, and an odor took over the house.

Since the homeowners worked overseas, they were unable to do anything about the mess themselves. For that reason, they contacted us at Swift Restoration and Remodeling for help. Our technician John was able to send a crew out to get the property restored as quickly as possible.

Working out the Design and Remodeling

There were challenges with managing this project, however. Since the homeowner was overseas, it was difficult for them to be involved in the design, and they couldn’t be on site. We were able to communicate with the client despite the major time zone differences. It took late nights of working to get the job done, but we were able to make sure the homeowner was up-to-date with the kitchen and bath remodeling process and satisfied with the results.

The Services Provided

Based on the state of the house, we knew that there would have to be several elements to the project. At its core, it was a kitchen and bathroom remodeling job, but there were also elements from the restoration side in order to clean the property and remove the odors.

Kitchen Remodel

For the kitchen remodel, the flooring was all removed, as well as the appliances. The homeowner also opted to replace the cabinets and countertops. Our contractors then installed new black cabinets with a more modern design, and replaced the flooring with beautiful wood planks.

We topped off the look with some stylish countertops and a classic subway tile backsplash. We also installed a gorgeous island with gray cabinets to complement the rest of the kitchen. Finally, we added recessed lights to increase the overall lighting in the kitchen.

Bathroom Remodel

The bathroom remodel was quite extensive and even changed the layout. Our contractors demolished part of the wall to make more space for the toilet and a double vanity. We also installed a gorgeous new countertop and lights, and they installed new tile.

We even installed a stunning standalone bathtub and a walk-in shower. In this part of the bathroom, the homeowner opted for flooring that mimics the appearance of wood.

Disinfection and Sanitation

It’s important to note that this project also required our team to do complete disinfection and sanitization. As mentioned, the previous tenant had neglected to clean and maintain the property. As a result, there was a lot of filth that needed to be cleaned.

After we finished the remodeling portion, we worked on disinfecting any surfaces that were not replaced. Our crew made sure everything was sanitized to prevent any mold or odors in the future.

Odor Removal

The pet odor also created more work. Fortunately, we specialize in restoration jobs, so our team knows how to remove a variety of odors. We were able to successfully seal and eliminate all pet odor so that the home was good as new!
